Every property carries a State land use district and a County zoning and permitted use, which set what's allowed — density, setbacks, and more. We research a parcel's classification and history before design begins, so your plans fit the land's rules from the start.
A CPR — Condominium Property Regime — is a common way land is divided and conveyed in the islands when a standard subdivision isn't practical. It can shape what you may build and any shared responsibilities, so we review a parcel's CPR documents with you before you commit.
They can. Coastal parcels may fall within a Special Management Area (SMA) or be subject to shoreline setbacks, which add review steps and design considerations. We identify these early so there are no surprises later.
No. Each county — Oahu, Maui, Kauai, and Hawaii Island — runs its own planning and building departments, with their own timelines and requirements. We work within each island's process and keep the dialog moving on your behalf.
